What the announcement reports

The announcement introduces learning from serious complaint-handling failures involving roof leaks. It describes residents experiencing prolonged disruption where underlying defects, repeat reports and household risks were not addressed effectively.

The Ombudsman identifies the importance of reassessing risk, documenting efforts to gain access and considering suitable temporary accommodation. It also warns against allowing plans for future major works to displace action needed to deal with an existing problem.

The cases in the roof-leak report predate Awaab’s Law. The announcement draws connections with lessons emerging from newer casework; it should not be read as saying those historical cases were determined under the new Regulations.
