What the guidance explains

The Scottish Government’s guidance explains requirements due to start on 6 October 2026, distinguishing the social-sector Right to Repair arrangements from the private-sector Repairing Standard.

It describes investigation within ten working days after awareness of damp or mould and a written summary within three working days after the investigation. Where substantial damp or mould is identified, repairs must begin within five working days after investigation. Social landlords must then complete repairs within twenty working days of commencement; private landlords must complete them as soon as reasonably practicable.

The guidance also addresses competent investigation, exceptional circumstances and communication where deadlines cannot be met. These are Scottish rules, not a restatement of England’s timetable, and existing requirements for faster action are not displaced.
